Just In: The Northwind Group is pitching a 55 and older apartment complex, named Stony Brook Meadows, for a 12-acre site of a baptist church located on Route 25A in Stony Brook. You can read more about their proposal here.

The Foggiest Idea‘s Take: What’s interesting is that the baptist church site is located directly near the 62-acre Gyrodyne property on the Brookhaven/Smithtown border. The former defense contractor is planning to build a hotel, medical offices and assisted living facilities on the property, which is one of the largest undeveloped tracts in western Suffolk County. A Brookhaven town study of the 25A corridor specifically highlighted the baptist church property as a good candidate to be re-purposed as either an assisted living facility, housing for graduate students at nearby Stony Brook University, senior housing, or a mixed-use commercial development. As of writing, there is no confirmation of the number of units being proposed by the Hauppauge-based developer.

In October 2017, TFI’s thoughts on the redevelopment of Gyrodyne was featured in Newsday. In summary, TFI argued that Suffolk County must take more of a leadership role in moderating land use discussions between municipalities. You can read the letter here.
